Wiring money

We will never change wire instructions by email.

You wire cash to close by Thursday, 5 p.m.

We give you wiring details on the phone, never by email, text or this page, and you read them back to us. If an email says our instructions changed, call us before you move a dollar.

Call the office (404) 555-0142
  1. Call the office after you get your final Closing Disclosure.
  2. We read the account details out loud. You read the last four digits back.
  3. You wire the exact amount on the Disclosure, then call to confirm it landed.

At the table: 45 minutes, start to keys

Bring a government photo ID. The cash to close is already wired, so no checkbook.

  1. We check every ID against the contract. Same names on the paperwork as on the cards.

    Nobody signs this one.

  2. We read both side by side. If any number is off, we stop here and fix it. Nothing is signed yet.

    You sign this one.

  3. The buyers' promise to repay the loan. Amount, rate and monthly payment, in writing.

    You sign this one.

  4. In Georgia this is what secures the loan against the house. It's recorded with the county.

    You sign this one.

  5. The seller transfers the house to the buyers. This is the page that makes it theirs.

The seller signs this one. You don't.

  6. The seller confirms no unpaid contractors or liens that we don't already know about.

The seller signs this one. You don't.

  7. The state form that reports the sale price. We file it with the deed, and the tax comes out of the seller's proceeds.

The seller signs this one. You don't.

  8. Occupancy, tax and insurance forms the lender requires. Short, and we explain each one.

    You sign this one.

  9. Once the lender confirms funding, the seller's agent hands over keys, remotes and codes.

    Nobody signs this one.

Photo ID and who's who

We check every ID against the contract. Same names on the paperwork as on the cards.

Nobody signs this one.

A brass house key with a blank paper tag on a closed green folder, a black pen beside it on an oak desk.

After you sign

11:15
The buyers get the keys, as soon as the lender confirms funding.
After funding
We record the deed and security deed with the county Clerk of Superior Court.
Our goal: same afternoon
The seller's proceeds and the agents' commissions go out by wire. We aim to have them moving within hours of funding, and we call you when they are.
Once the clerk returns them
We send everyone the recorded copies and the final settlement statement.
